Jim Gallagher made it happen for us! We had interviewed a number of realtors prior to making the decision to go with Jim, and we are definitely glad we did! Jim is very knowledgeable, hard working, responsive, and just a generally great guy. On top of all of this his rate was a great value for what you are receiving in return. It was such a tough market when we had to sell going into fall. Jim’s vision for listing, guidance throughout the process, and positive attitude made a very stressful situation much more manageable for us. Jim was also willing to put in the work doing open houses almost every weekend while the house was on the market. I think this is really important in such a slow market as it gets more traffic through the listing and many agents aren’t willing to do it. Shout out to Christopher Copeland as well who is Jim’s “partner in crime”. He helped out with the valuation and some of the open houses. During the pricing negotiation I always felt like we were on the same team, and I never felt any pressure to reduce the price to something we were not comfortable with or take an offer we didn’t think was fair. Five stars across the board. I just sold my condo in one of the toughest market conditions. The local condo market is exceptionally slow, and similar units in my complex had sat, unsold, on the market for more than seven months.

When we started out to downsize to a bungalow around a year ago, my wife and I did not have a agent. We met Jim while viewing a bungalow that he was the selling agent. Although that particular house did not meet our need, he was patient to listen to us. We learned that his focus is on sale. Given bungalows are rare, he advised us to buy before sell. When other bungalows came on the market, he was able to connect us to one of his close associate whose focus on purchase to help us. I was a little skeptical at first trying to sell a condo in December, so close to Christmas, all during a surge in the pandemic. Jim diligently helped me and my elderly mother through the sale of her house. He was respectful, professional and knowledgeable about the neighbourhood and the market (Drury Park in Milton). He correctly predicted the selling price but also encouraged us the ask for more. He hired a stager (no cost to us) who made the house much more presentable - my mother had already moved out of the house so the stager worked with what he had left and added some items. Jim was very accomodating on meeting with my mother who is in a retirement house that because of Covid 19 has restrictions on visitations. His commission rate was also very fair. I would recommend this realtor, he went above and beyond on the sale of my home. He has a stager that he works to make the home as neat and appealing to every person coming through the door. Approaching the second week with no offers, he called me and asked if it’s ok to lower the price and how I felt about it, no pressure given. My realtor called or Email me every few days on how everything was going and if their was anything he can do for me. The same day that the price was lowered, I received 2 offers. He still was not satisfied with the first offers and he went back with both agents and asked to go back to their clients and asked them that if they want the house they had to put a better offer for their were 2 of them. He followed through for the person buying my home , that they got the loan and the home inspection before he called me about the good news . We enjoyed the selling process working with Jim Gallagher. At no time did we become confused or unsure of what was happening. We felt confident and trusted his judgement and advice. .The "staging", digital images and brochure of our house were very appealing. We are relieved that the process did not drag on too long. Our house was on MLS for 10 days with 51 showings. We had an 11th hour, down to the wire, potential buyer [friend of our family] show up in the midst of the bidding process that could have derailed Jim's efforts on our behalf. This is not my first rodeo. I’ve bought and sold far too many homes – with multiple cross-country and international moves – and I’ve met a lot of realtors, and the truth is, I have frequently ended up unimpressed and cynical. Return customer here! I have reached out to Jim for the lease of 1 property, the sale of 2 properties and the purchase of another. The assumption may be that a property sells itself however I've learned otherwise from Jim. Jim first ensures the property is in it's best condition to list. He makes his suggestions and recommendations on what low cost updates can be made to result in a huge return. He will also stage at no extra cost. He constantly provides updates on market trends and also provides suggestions to help maintain your current property to ensure its stays in the best condition to prepare for sales even way into the future. During the sale he kept in touch with all the buyers agents to ensure keeping their interest at its peak and kept me in the loop all steps of they way.
For the purchase of our property we dragged this poor guy around for years and he remained patient with us the whole time. He finally found a property he knew we'd want before he even sent it to us. He has family plans the same day we went to go view the property and as soon as we saw it we wanted to put in an offer immediately. Jim insisted he do his research first to ensure we're putting in a fair offer. The time it took for the extra research was falling into his family plans but it didnt matter because he knew we were going to want this home. I just wanted to thank you for all your help and guidance through this process. Your advise on what we should update in our home before selling was sound and saved us a lot of money. I don't know how many homes we saw, but it was a lot and that was a learning process for us. It allowed us to really decide what we wanted and what we were willing to spend. I know I called you several times just to talk about our options and just to get some reassurance that it would all work out in the end, and it did.
Prior to this, Al was a firm believer that you don't need a realtor to buy or sell a house. In Edmonton he always did it on his own. Now that we are in our new home and the process is over, he agrees that we could not have done it without your guidance.
